Insurance Claims Documentation & Support

Navigating a roofing insurance claim can be confusing. We provide the technical documentation and expertise to ensure your claim is properly valued and processed.

What We Do (And Don’t Do)

We Provide:

  • Forensic damage documentation with photos
  • Xactimate-format estimates (the industry standard)
  • Technical justification for repairs
  • Code citations for required work
  • Attendance at adjuster meetings
  • Supplement requests for missed items

We Don’t:

  • File claims on your behalf (that’s your right as the policyholder)
  • Negotiate policy coverage (that’s a public adjuster’s role)
  • Waive or pay your deductible (illegal under Colorado SB38)

The Claims Process Explained

Phase 1: Validation Before filing, we verify damage exceeds your deductible. Filing a claim that results in $0 payment still goes on your CLUE report.

Phase 2: Initiation You (the homeowner) file the claim with your insurance company. We provide the date of loss and damage summary.

Phase 3: Adjustment The insurance adjuster inspects your roof. We meet with them to ensure all damage is documented, not just what’s visible from ground level.

Phase 4: Supplementation The first check is rarely the final amount. We submit formal supplement requests for commonly missed items:

Often Missed ItemWhy It’s Needed
Ice & Water ShieldManufacturer warranty requirement
Starter StripCode requirement, often buried in “waste factor”
Steep/High ChargesLabor premiums for difficult access
O&P (Overhead & Profit)Required when 3+ trades are involved
Permit FeesCity-required and legitimate expense

Phase 5: Resolution If disputes remain, the Appraisal process (in most policies) provides binding resolution through independent appraisers.

Understanding Your Payment

  • ACV (Actual Cash Value) - First check, depreciated amount
  • Depreciation - Held back until work is complete
  • RCV (Replacement Cost Value) - Full amount after completion
  • Deductible - Your responsibility (cannot be waived)

Common Claim Mistakes to Avoid

  1. Signing contracts before approval - Know your coverage first
  2. Accepting first offer as final - Supplementation is normal
  3. Working with deductible-waiving contractors - It’s insurance fraud
  4. Missing supplement deadlines - Document everything promptly
  5. Not attending adjuster meeting - We should be there with you
